Thank You for your inquiry about our Sale Guarantee Program. Since we guarantee the sale of your home, you can secure a firm financial commitment on your new purchase before actually selling your current home in order to have a smooth and easy transaction.
HOW TO BEGIN:
1. Find a home that you would like to purchase.
2. Using Team Langford's services, make an offer on the home contingent upon
a satisfactory Guaranteed Sale from Ronda Langford on your present home.
3. After the offer is accepted, Team Langford will present you with a Guaranteed
Sale proposal.

4. After you accept this proposed offer, your home will be marketed for a minimum
of 90 days or until completion of your new home (new construction).

5. If your home does not sell during the marketing period, Ronda Langford will buy it

WHO QUALIFIES FOR A GUARANTEED SALE?
ANY HOMEOWNER WHO....
1. Is purchasing a higher priced primary residence using Team Langford's services.
2. Is financially qualified to purchase a new home.
3. Has sufficient equity in his/her home (or cash reserves) to cover the cost of the
program.

4. Has signed a Guaranteed Sale Addendum in addition to the Purchase Contract.
5. Has signed a Guaranteed Sale Plan at the beginning of the listing.
QUALIFYING PROPERTIES:
1. Your purchase must be a single family residence with public utilities.
2. Homes in your area must usually sell within the average market time.
3. Your property must be in good physical condition and be aesthetically pleasing.
NON-QUALIFYING PROPERTIES:
1. Multi-families, farms, lots, modular homes, and rural homes.
2. Homes outside of Team Langford's primary market area.
3. Homes with mortgage balances greater than their market value.
4. Homes in areas with an overabundance of comparable listings available.
5. Homes listed with other real estate companies.
6. Properties with code violations, toxic materials, or other conditions which
adversely affect marketability.

2. Properties with wells, septic, or aerobic systems.
3. Properties already marketed for over 90 days.
